A commuter corridor

The scheduled City-to-Epworth route runs along Chiremba Road, directly past the estate. Epworth reaches SCE in roughly 7 km, against 12–15 km to the CBD through the city's most congested arterials. Comparable southern arterials carry into the thousands, and beyond 11,000 vehicles a day at counted peaks.

A documented services gap

No formal branch banking serves Epworth, Arlington, Hatfield, Queensdale or Msasa Park. The Harare Master Plan's own standard is one neighbourhood centre per 6,500 people, implying roughly 488 centres needed citywide by 2035.

First-mover at the junction

A forecourt immediately off the arterial, at a three-road confluence where vehicles slow, turn and queue, converts better than direct arterial frontage. SCE holds the corner the catchment must pass through.

Growth on the doorstep

On the 2012 to 2022 census growth rates, the Harare metropolitan catchment rises from 2.43 million today to about 2.94 million by 2035. Epworth is the fastest-growing anchor on the estate's own corridor, expanding 2.46% a year and adding roughly 77,000 residents. Census counts under-record Epworth's informal settlements, so effective demand is likely higher still.
